I am Sick…Do I have to show my house today?


If you have your home on the market now, hopefully you are starting to see the post holidays showings starting to increase. However, now is also the time for colds, flus & many other illness’ to take over many of our homes.

So you get that call and someone wants to see your home…but you feel miserable and don’t want to leave. What should you do? If you are at all capable, I say load the family up and let the request happen to view your home. If you are down and out with a fever, then I would be honest tell the requesting agent there is sickness in the home and ask if a better day/time would work.

What you need to remember, with the number of homes that are on the market, if you deny a showing you maybe in the end loosing that chance at a purchase agreement so work your hardest to accomodate all request that come in and remember THE SPIRITS TO MOVE work in some crazy ways so be prepared when the call comes in.

Having the RIGHT agent does help.

Many people are still saying, I can’t afford to buy a home.  Is this you?  If so, you have not found the right person to work with, or your SPIRITS TO MOVE is not strong enough.

When you work with someone or a team of people that are intersted in seeing you achieve your goals, they will give you direction, suggestions and stay by your side until your goal is accompolished.  How can this happen you ask…here is how:

Lenders: Do you realize that when you work with someone you truly trust, they can do more than fill out paperwork for you? They should be abe to  pull your credit report work through it with you and give you suggestions that will help to improve your credit score.  Some will also work with you in ways to get the old items removed that may just need a letter written to the correct person.  They can also lay out a plan in which outstanding items should be paid to increase your score at a faster rate.

Agents: Most agents in todays market will not begin to show you homes until you have a qualification letter from your lender.  If you hear this from an agent, don’t get upset with them; they are doing this for your best interests even though you may not understand it.  They are protecting you from being your own worst enemy by thinking you qualify for more than you do. You don’t want to start to look at homes in the higher price range only to find out you aren’t qualified for that dollar amount, but a lesser amount.  Tradition shows that in most cases you will not be as happy with the homes in the lower range and get discouraged when looking at these homes.  So trust the agent you decide to work with.  Most do have your best interest at heart when they are working with you.

YOU: Can you believe it…YOU play the most important role in this whole transaction! From the moment you feel THE SPIRITS TO MOVE is when your job becomes the most important one.  Once you start talking to people you may work with, treat it as an interview for the person.  You will be telling them some of the most confidential things in your personal life, spending LOTS of time with some and spending tons of time on the phone, in homes and tring to reach the same goal.  Once you have been approved for how much you can afford, there are only 3 people that need to know that amount; YOU, the lender & your agent.  You do not want everyone to know what you have been approved for as this is your secrect card when it comes to negotating the home you want.  When you do find the home you love, NEVER put the qualification amount on the letter you will send to the other agent…KEEP THIS INFORMATION CONFIDENTIAL.  Remember, the lender & agent are working for YOU!

It’s snowing what about…


As Minnesotans we are used to some calling us tundra people, some call us crazy and some just say “I never want to go there again from November to March”.  Why would people say such a harsh thing about a place so many from our country call the people there as MINNESOTA NICE?

Here is why…SNOW, SNOW and more SNOW! Which also comes with below zero wind chills, icy slick roads and days that can be as gray as a canvas painting.  For those that have grown up & enjoy these words it also makes us remember that there are lots of things to remember during the time when the state of Minnesota can receive on average 36-70″ of snow in a single season.

Here are a few tips to remember:

1.)  SIDEWALK SHOVELING is not an option but the LAW.  Every property owner that has a public sidewalk on their property has 24 hours

                                                         to get that snow removed from the pathway.

2.) DUMPING SNOW is against the LAW onto public roads, streets or sidewalks.  This applies to Government agencies & hired help as well.

3.) ICE MELTING products come in various containers, degrees to which they work and animal friendly styles.  Be sure to ready the

                                    directions closely.  Some are not for use on specific concretes, decks or other surfaces.

4.) MAILBOX areas should be cleaned out to assure your postal delivery person easy access to getting your mail to you in a timely manner.

These are just some questions that each and every winter come to mind.  For more information on local and state laws, check with your local authorities. 

Also, remember it is always better to give than to receive.  During a heavy snow, help out your elder neighbors to remove the snow from the walkways & driveways.  For those with snow blowers remember those that don’t have one.  It will not only put a smile on your face but theirs for your generosity and kindness, these are THE SPIRITS TO MOVE and how they work.

Dome roof to your roof


The most talked about news over the past week-end was the winter snow storm that dropped anywhere from 17-24 inches of snow depending on where you were in the Minneapolis/St. Paul Minnesota and surrounding areas.  By the time the storm moved on…the cities stayed still! Snowplows & metro bus’ were pulled off the road, the Mall of America closed their doors, people had snow up to their waists in some driveways and the METRO DOME roof collapsed!!!  Oh no! Thank goodness there was no one in when the collapse happened (and a quick shout out to the person that decided to leave the cameras on inside to capture it for the world to see).  This raises a question that most people may not think about:

Should I clear my roof of snow accumulations?

Yes!  If you live in a single family roof you most definitely should.  The weight of the snow can also cause your personal roof to collapse or it may create ice damns.  What are ice damns you ask.  These are areas on the roof where the snow has started to melt during the day but the liquid refreezes at night and over a process of time, this causes a damn to build that will not let the water run down the outside of your home, but the INSIDE eventually and may cause a very expensive problem for you over the winter months.  If you live in an association style home or townhouse/condo, contact your association for information on how they handle these situations.

So you say, I am supposed to get up on my roof that is how high with how much snow?!?! You are  thinking I am crazy! If you are the adventurous type, go for it, but make sure your insurance policy is up to date & someone is helping you or know to check on you once in a while! If you are not so sure, there are companies you can hire to clear it for you.  Search your local area to find the one that suits your needs & financial interests.

Keep an eye to the sky and your roof to make sure your dome doesn’t collapse on you this holiday season! Make sure your SPIRITS TO MOVE are decided by you and not Mother Nature!
